I can't make out what a "título de ejecución" refers to.

If referring to 'abusive' clauses, so unfair, oppressive or 'unconscionable' provisions, then there seems to be a guarantee, plus mortgage, to back the enforcement of otherwise invalid and nugatory terms.
Quote in the take it-or-leave-it adhesion/standard contract: ' quedando su libertad contractual limitada a manifestar o no la aceptación de sus estipulaciones...'.
An executory contract etc., as Wordwatcher points out, is a false friend with an enforceable one and refers to a prospective completion of the document.
